Project Introduction

F.C.E. specializes in Best Management Practice (BMP) plans and we have completed several large-scale retrofit projects to bring subdivisions into compliance with Tahoe Basin local regulations including our Villas, Dollar Hill II, and Cedar Flats subdivision projects. Our most recent retrofit project for the Glenbrook subdivision involved the design of erosion control facilities for 7 miles of roadway.

Site Design

The Glenbrook retrofit design for 7 miles of roadway involved the road reconstruction, erosion control facilities (drainage diversion, sediment basins, culvert replacements…etc), retaining walls, slope stabilization, and parking lot re-grading/paving. The design works with the landscape and improves the site watershed. Infiltration devices were chosen for their practicality in extreme climates to handle heavy snow melts and large daily and seasonal temperature fluctuations.

Project Uniqueness

The challenge of this project was incorporating drainage and erosion-control facilities without disturbing the existing landscape, as well as improving the site for tree and vegetation protection. This project is an example of our company’s ability to permit difficult jobs and create a design strategy that works for the client and the local regulatory agencies with no negative environmental impacts. For projects such as this with stream zone areas we work with the Army Corp of Engineers and other environmental regulatory agencies to ensure protection for these habits during stream diversion for culvert replacements or stream zone improvements.

Project Management

F.C.E handled all of the permitting for the Glenbrook subdivision retrofit. We also assembled all of the bid documents and managed the bid phase. The construction implementation of the retrofit plan was monitored and inspected to ensure that the land development procedures specified by F.C.E. were followed in order to prevent erosion, vegetation damage, and proper handling of all site drainage. We specialize in land management and the level of quality we aspire to can be seen in all of our projects. We work closely with all contracting companies to ensure satisfaction in every aspect of a job and reasonable expectations for our designs.

We are proud to have successfully completed the improvement plan design for this large subdivision in the Tahoe Basin to bring the site up to code as required by local regulations.  We worked closely throughout the project with the Homeowners Association to ensure satisfaction and to meet project deadlines.  The site plan makes the best use of the land and available area for ease of access and maintenance as well as long-term stability.
