F.C.E.’s design of the Sierra Bluffs community was completed in 2007 and construction of the project is complete. The neighborhood is a 31 home subdivision on 45 acres of bluffs overlooking the Truckee River. The project site has gorgeous 360° views and is completely surrounded in dedicated open-space. To the north of the housing lots are the bluffs and the Truckee River and to the south are the housing developments of Glenshire and easy access to Interstate Highway 80. The historic district of Truckee, CA is to the west and approximately 6 miles distance.
Much like the F.C.E. design of the Winter Creek neighborhood, the objective for the project of the Sierra Bluffs was to develop choice parcels of land at reasonable prices for buyers while maintaining the seclusion offered by the area. The lots all sit on level land, a major benefit to home builders, and trails through the surrounding dedicated open-space areas give bluff access to the entire community while still offering large set-backs from the bordering lots and maintaining the views for each home. During construction there were no changes required to the plans.
The entire Sierra Bluffs community was designed by F.C.E. from undeveloped land. As always, F.C.E. carefully considered the end-use of the project site, as well as the environment and climate issues of the area. All utilities, including the sewer, water, and drainage were engineered to maximize the lay of the land for efficiency and ease of construction/maintenance and designed to Truckee Donner Public Utilities District standards. We have extensive knowledge of designing for extreme weather conditions and are experts on engineering for long-term stability in harsh settings, as was the case for this project.
The construction of Sierra Bluffs was monitored and inspected by F.C.E. to ensure that the land development procedures specified by F.C.E. were followed in order to prevent erosion, vegetation damage, and proper handling of all site drainage. We specialize in land management and the level of quality we aspire to can be seen in all of our projects. We work closely with all contracting construction companies to ensure satisfaction in every aspect of a job and reasonable expectations for our designs.
We are proud to have successfully designed the beautiful neighborhood of Sierra Bluffs as continuing work for the development agency after successfully engineering another of their quality neighborhoods, Winter Creek. Sierra Bluffs offers a high standard of living in a prime location for a reasonable cost and will certainly increase the value of the surrounding areas with a design that superbly blends with the surroundings and makes the best use of the land.
