Project Introduction
The Villas is a community of 88 vacation condominiums located on Highway 28 (North Lake Blvd) 2 miles east of Tahoe City, CA, and bordered on the north by forest. Being a vacation destination, The Villas enjoy the wooded environment of their development and the mountain resort atmosphere at the same time as being conveniently located for easy highway access.
Site Design
F.C.E. was commissioned to design Best Management Practices (BMP) for the condo development to rehabilitate roadways, control erosion, perform stream zone improvements, and design a storm drain system as required by the Tahoe Regional Planning Agency. We utilized our extensive knowledge of appropriate infiltration facilities for use in the Tahoe area and incorporated these facilities into the site to improve the overall aesthetic appearance and to blend with the natural landscape.
Project Uniqueness
The challenge of this project was incorporating drainage and erosion-control facilities without disturbing the existing landscape, as well as improving the site for tree and vegetation protection and overall appearance. We have extensive knowledge of designing for extreme weather conditions and are experts on engineering for long-term stability in harsh settings, as was the case for this project.
Project Management
F.C.E. ensures that our level of professionalism and expectations are maintained throughout the construction process. We are experts on land management and our qualified staff are capable of overseeing construction of the project through completion and of handling any implications that arise throughout the process, as we did for this development. We were involved in all of the permitting for this project through the Placer County Planning Department and the Tahoe Regional Planning Agency, and we have extensive experience working with these and all other local regulatory agencies.

We are proud to have successfully designed the improvement plans for The Villas condominiums to bring the site up to code as required local regulations. The site plan creates a high level of visual appeal for a mountain resort atmosphere in the Tahoe basin with a design that superbly blends with the surroundings and makes the best use of the land and available area for ease of access and maintenance and long-term stability.
