Project Introduction
Winter Creek neighborhood was designed by F.C.E. and completed in 2004. This 167 home community is situated on 40 acres of woodland on the south side of Historic Truckee, CA. To the north of the site are the Truckee River Regional Park and the Truckee River, and to the south Northstar ski resort is just a few minutes drive. We worked closely with the developer, local community members and the Truckee Planning Commission on this large parcel zoned for 15 residences per acre to create a community where homeowners could purchase high quality, yet affordable, free-standing homes. In order to achieve the goal of reasonably priced homes in a high-end location we worked hard to maintain a good balance between parcel and house size with an emphasis on landscaping that makes use of the natural environment.
Site Design
The Winter Creek design includes 2 miles of roadway, 147 lots, a 20-unit condominium site, all utilities, water distribution, sewer out-falls, parks, infiltration and storm drain systems, and stream zone erosion control. We also provided a full hydrology report for this development.
Project Uniqueness
F.C.E. designed the entire Winter Creek neighborhood from undeveloped land. All of the groundwork for the site was laid out to ensure exceptional utilities, sewer and water facilities to the community, as well as proper drainage, excellent roads and ease of access for plowing and maintenance. In our engineering, F.C.E. carefully considers each project in terms of the end-use, environment and climate. We have extensive knowledge of designing for extreme weather conditions and are experts on engineering for long-term stability in harsh settings, as was the case for this project.
Project Management
F.C.E. was closely involved in all of the permitting for the Winter Creek subdivision, and completed the design phase of the project from tentative map to award of construction in just 8 months. The construction of Winter Creek was closely monitored and inspected to ensure that the land development procedures specified by F.C.E. were followed in order to prevent erosion, vegetation damage, and proper handling of all site drainage. We specialize in land management and the level of quality we aspire to can be seen in all of our projects. We work closely with all contracting companies to ensure satisfaction in every aspect of a job and reasonable expectations for our designs.

We are proud to have successfully designed the beautiful community of Winter Creek and have continued to work for the same development agency to create other quality neighborhoods, the Sierra Bluffs and the Martis Creek Estates. Sierra Bluffs was completed in 2007 and is also located in Truckee.
